HVAC Summer and Winter Balancing
Your original HVAC system was installed by Valley HVAC. HVAC air handling dampers are marked in the mechanical room. The dampers should be set to summer mode upon the need for air conditioning, and to winter mode when heating is needed.
Valley HVAC, Hannabery and others can provide damper balancing in their annual service contract. An HVAC system service contract is STRONGLY recommended.
HVAC Filters
It is recommended that your HVAC filter be changed monthly. The size of the filter is 16” X 25”.
The fiberglass filters (cheapest) work best. They are very economical and help extend equipment life in addition to indoor air quality.

Water Hoses
Disconnect all exterior hoses once temperatures begin to drop near freezing. Although you have non-freeze hose bibs, if the hose is left connected the water cannot drain and it will freeze and may cause major damage.
Hot Water Heaters
Your gas water heater is located in the mechanical room. Many units have the conventional storage tank gas hot water heaters. These water heaters have a five (5) year warranty, and the expansion tanks have a one (1) year warranty. The average life span of a storage tank hot water heater is seven (7) years. It is STRONGLY recommended that the hot water heater, the expansion tank, (which is located above the hot water heater) and associated piping, be inspected at least monthly. Monitor for minor drips and/or excessive corrosion. Other units have the tankless on-demand gas hot water heaters which should be inspected annually.
Smoke Alarms and CO2 Detectors
All your smoke and CO2 alarms are electrically powered and have a 9V battery back-up. The battery back-up provides uninterrupted detection during a power outage. The 9V batteries must be changed as recommended by the manufacturer (typically annually). If one battery fails, it is STRONGLY recommended that all batteries be changed at that time. Most detectors will “chirp” periodically if the battery is failing. Please make sure you check your home for all alarms as there are many alarms installed within the home. Note that when electrically powered all detectors will sound if any one detector is activated.
Storm Doors
If your townhouse has a front storm door installed, during the months of April thru October do not close the glass completely but leave it open at least 2″. The glass in the storm door magnifies the sun rays, and coupled with the seal of the door, traps excessive heat between the storm door and the exterior door. This can cause the temperature between the doors to exceed 200 degrees, which will cause paint to blister and has caused damage to the doors.
All screen doors were installed by the homeowners, or a subcontractor chosen by the homeowners, and not the builder. Therefore, any damage sustained to these doors which were installed outside of the contract between the Homeowner and the Builder shall not be the responsibility of the Builder or the Property Owners Association. Any repair to a storm door is the Homeowner’s responsibility and not that of the Property Owners Association.
